  • Daniella D. Dalia is a seasoned attorney who primarily focuses her practice on complex litigation, commercial real estate and other general matters on behalf of high net-worth clients.

    Litigation & transactional work

    Since the beginning of her career, Ms. Dalia has maintained a focus on complex commercial litigation. She began with emphasis on representing lenders, creditors, receivers, and trustees in connection with insolvency. Ms. Dalia has since expanded her array of clientele to include pharmaceutical, nutraceutical and medical device manufacturers, security brokers and complex investment funds for architects, commercial landlords, contractors, designers, developers, and owners within the construction industry. Her vast array of experience in diverse areas of complex litigation and transactional matters allows her to confidently advise clients in many areas of law.

    Commercial Real Estate

    Ms. Dalia has developed a robust commercial real estate practice, routinely representing architects, commercial landlords, developers, and contractors in the acquisition, development, financing and construction of real property assets. Her broad experience covers virtually every aspect of commercial real estate ranging from foreclosures to environmental compliance, leasing agreements, complex redevelopment and more.

    • Represented a national bank, as lender, on a $5 million syndicated, revolving credit line for a New Jersey-based developer.  The loan was secured by the first position lien and assignment of rents with revolving credit line.  The revolving credit line was controlled pursuant to operating deficit reserve and cross-collateralized by borrower’s net operating income generated by collateral property.
    • Represented a national bank as senior secured lender in connection with structuring, documentation and closing of a multi-million-dollar, CMBS loan, secured by mortgage lines on a land and rental apartment development. 
    • Represented a private investment company as property owner in the negotiation, structuring, documentation of deed-in-lieu of foreclosure conveyance of a commercial property with an environmentally restricted deed.  The transaction involved extensive negotiations with the borrower’s counsel over a six-month period. 
    • Represented an affiliate of a national bank, as borrower, in negotiation, structuring, documentation and closing of three separate parcels of farmland and all business assets of the farm operation. 
    • Represented defended pharmaceutical, medical device and nutriceutical manufacturers in multi-district and coordinated complex litigation, mediations and arbitrations including the national litigations involving pain pump, Reglen, Digitek, Ephredra and Heparin.
    • Represented numerous parties in a multi-billion-dollar securities litigation against the Kingdom of Denmark.
