Scarinci Hollenbeck, LLC is pleased to announce that Partner Donald M. Pepe recently secured Journal Square land use approvals for a transformative 55-story mixed-use development located at 2859-2873 John F. Kennedy Boulevard, one of Jersey City’s fastest-evolving neighborhoods.
The landmark project, located at 2859-2873 John F. Kennedy Boulevard adjacent to the historic Loews Jersey Theater, will deliver approximately 840 new residential units anchored by a first-class amenity package designed for modern urban living. Beyond its scale and design, the development brings meaningful community benefits, including 84 affordable housing units that advance housing accessibility and inclusivity in the neighborhood.



The project will also introduce a national grocery store tenant, addressing a long-standing food desert and expanding access to fresh, essential goods for local residents. Complementing these investments, the development will dedicate land for a future art walk, thereby activating public space and supporting Journal Square’s emergence as a cultural and civic focal point.
